City of Miami Beach's guidelines for Private Property Events

Applications and questionnaires for events proposed to take place on private property where such event would not normally be allowed based on zoning, Certificate of Use or Business License require a minimum of THIRTY (30) days notice prior to the planned event and must receive a Special Event Permit
from the Department of Tourism and Cultural Development, Special Event Office.

Events taking place outdoors on private property require a temporary occupancy load, which must be determined by the Fire Marshal. Conditional Use approval is required from the Planning Board for recurring use of private property for events open to the general public that are not accessory use, with occupancy of 200 or greater (or greater than 300 with a full restaurant).

Events that are accessory to the hotel use, such as convention receptions or weddings, do not require a Special Event Permit.
